An Electrical Installation Condition Report (EICR) is a formal assessment of the safety and condition of the electrical installation within a property. Carried out to BS 7671, it identifies any defects, deterioration or dangerous conditions — and classifies each finding so you know exactly what needs attention and how urgently.

It is a legal requirement for private landlords in England and Wales, required every five years or at every change of tenancy. It is increasingly required by insurers, mortgage lenders, managing agents and commercial tenants as a condition of lease or cover.

What happens during an EICR?

Our engineer will carry out a thorough inspection and test of your property's electrical installation — covering the consumer unit, wiring, sockets, switches, lighting circuits, earthing and bonding arrangements. The duration depends on the size of the property and the number of circuits.

At the end of the inspection you will receive a full written EICR certificate detailing the condition of your installation and classifying any items found. All reports are accepted by local councils, letting agents, insurance providers and mortgage lenders across Hertfordshire, Bedfordshire, Buckinghamshire and London.
